The very same villa, one night can cost half again as much just because you picked Friday instead of Tuesday. This article explains how a rental price table gets built — using real numbers from the 28 villas we currently rent out at NovaWorld Phan Thiet — so you know where the price can flex and where it can't.

Three price tiers, and the real gap between them

Most resort-villa price tables split into three tiers. Below is the median across our 28-villa portfolio, as of August 2026:

Across the whole portfolio, rates span from 999,000₫ (a couples' room) up to 4,200,000₫ a night on a regular weekday, and up to 6,300,000₫ over holidays. We use the median rather than the average for a reason: one very cheap unit or one pricey sea-view villa can pull an average far enough off-center to give you the wrong sense of the going rate.

Why we publish a range, not a single figure

Any specific villa's price depends on its position within the resort, its view, bedroom count, and how recently it was furnished. A single number for "NovaWorld villa rental price" is only ever accurate for one villa. A range with a sample size tells you more honestly where things stand.

Why weekends cost more

It's not that service improves on weekends. The reason sits on the demand side: NovaWorld Phan Thiet's core guest base travels from Ho Chi Minh City and the surrounding provinces, and most of them are only free on weekends. Same supply, demand piling onto two days — so the price on those two days rises.

Two practical takeaways follow from that:

  • If your dates are flexible, a midweek stay runs roughly 20% cheaper and the resort is noticeably quieter — easier going at the beach, the pool, and restaurants.
  • If you're a host, the revenue that decides your whole year comes from how many midweek nights you fill, not from pushing weekend rates higher. Weekends fill up on their own almost every time.

Extra-guest surcharges — the line item people forget to compare

23 of our 28 villas charge a surcharge once you go over the villa's standard occupancy. This is the spot where two price tables that look identical end up with very different final totals.

Occupancy across the portfolio ranges from 2 to 12 guests. When comparing two villas, compare the total cost for your group's actual headcount, not the listed nightly rate. A higher-priced villa with a larger capacity can end up cheaper per person.

Three questions to ask before you commit

One, how many guests does the listed price cover, and what's the surcharge per extra guest? Two, is there a separate holiday surcharge sitting outside the standard price table? Three, what's the cancellation policy if the weather turns bad? Ask these three before sending a deposit, and there's almost never a dispute afterward.

Cost per person: villa vs. hotel room

A fair comparison has to hold headcount constant. Take a 4-bedroom villa at the median weekday rate:

Not counting surcharges, and not counting breakfast — hotels usually include it, villas don't. On the other hand, a villa has a kitchen, so you can make your own breakfast.

The bottom line: a villa becomes the cheaper option once your group hits roughly 6–8 people or more. Below that, what you're paying for isn't a lower price — it's private space, which a hotel room simply doesn't offer.
