Ham Tien is the longest-established tourist area, running along the coastal road, packed with restaurants, resorts, and shops — lively, walkable to the beach and dining, but also noisier during peak season. Housing here is mostly older, built in a classic resort style, with few newly built villas.

Mui Ne (the central area) is close to the market and attractions like the sand dunes and the fishing village — suited to those who prefer a local feel over a self-contained resort. Living costs here tend to be gentler than the other two areas, thanks to proximity to food supply and affordable services.

One thing worth noting about Tien Thanh: amenities aren't limited to NovaWorld's central area — most villa clusters have their own pool and green space, with somewhere to swim and stroll just minutes on foot. How complete this is (operational or not yet, free or paid, open to monthly guests or not) varies by cluster and by specific villa — so ask clearly when inquiring about a particular villa, rather than assuming every villa is the same.

Which area suits families with young kids

Tien Thanh is generally better suited to families staying long-term: quiet streets, low traffic, many villas with a private courtyard for kids to play in, and in-resort amenities that cut down on needing to travel far every day. This area also has the water park and other entertainment areas inside NovaWorld, convenient for families with young children who don't want to travel far for activities.

By contrast, Ham Tien's higher traffic density during peak season makes it less safe for young kids to run around freely outdoors, though many resorts there do have their own in-property kids' play areas.

It's worth having your own transport if you're staying in Tien Thanh and plan to visit Ham Tien's dining scene regularly — it's too far to walk.

Security and living environment in each area

Tien Thanh, as a well-planned urban area with its own internal security, generally has a higher level of security than the more organic residential areas of Ham Tien or central Mui Ne. There are guards on duty at entrances, CCTV in common areas, and well-lit internal roads at night — something families with young children or older guests particularly appreciate during a long stay.

Ham Tien and central Mui Ne, while lacking the enclosed security system of a new urban development, are long-established tourist areas with heavy foot traffic from residents and visitors, making them reasonably safe during the day. At night, it's worth choosing a villa along the main, well-lit roads rather than a quiet, narrow alley.

Inside NovaWorld – Tien Thanh, you'll find a water park, entertainment areas, a golf course, restaurants, and convenience stores — enough to cover a full month without needing to leave often. The real downsides of Tien Thanh — not just upsides

Is it inconvenient to shop or see a doctor without your own vehicle? The in-resort mini-marts cover daily essentials, but for cheaper, more varied fresh produce you'll need to go to central Phan Thiet market or Mui Ne market — not walkable, you'll need a vehicle or a ride-hail. The same goes for medical care: the nearest clinics or medical facilities outside the resort all require transport, none within walking distance (see the "Healthcare" article for details).

Can you walk to the market, restaurants, or the beach, and by what route? Within the resort, you can walk to the resort's own restaurants, mini-marts, and private beach — a few hundred meters to about a kilometer depending on the villa. Once you leave NovaWorld's boundary (local markets, Ham Tien-style street food, central Phan Thiet), it's no longer a reasonable walking distance — a vehicle is required.

Which amenities are near the villa, and which require a ride? The pool, park, and clubhouse for the specific villa cluster you're renting in are walkable. Wonderland Water Park, Circus Land, and the PGA Ocean golf course are amenities for the WHOLE urban area, not adjacent to every cluster — some clusters are within walking distance, others require the internal shuttle or your own vehicle, depending on where the villa sits. For first-time visitors unsure which area they'll prefer, it's worth considering a short-term (weekly) rental in one area first, trying it out, then committing to a long-term monthly rental in that area or switching for the next stay.

On travel: Phan Thiet airport currently only has a military section, with the civilian section still in its groundbreaking phase (the Civil Aviation Authority announced groundbreaking in April 2026), so for now guests still travel by road from Ho Chi Minh City (roughly 3–4 hours via the Dau Giay–Phan Thiet expressway) or fly into the nearest operating airport and continue by road. Whichever of the three areas you choose, the distance from the expressway to the villa isn't far in any case — a shared advantage.
